Then, we’ll fill it with a cold asphalt patch material, which is tamped down firmly and then covered with a layer of gravel. Finally, the area will then be sealed with an asphalt sealer to prevent further deterioration.

2. Cracks

Cracks can also form in parking lots over time. Usually caused by temperature changes, cracks can become larger and more dangerous if left unchecked. They can also create a tripping hazard for pedestrians, which could lead to liability issues.

First, we’ll clean and dry the crack, then apply a rubberized crack sealant, and use a blow torch or heater to ensure the sealant properly bonds to the asphalt. Finally, we’ll use a special squeegee or brush to spread the sealant and ensure that it is level with the asphalt.

Slippage cracks form when the asphalt layers have not adhered correctly—typically shortly after your parking lot has been paved.
Joint reflection cracks occur when the joints are strained.
Edge cracks are common in driveways and parking lots, and are caused when there is insufficient drainage or heavy traffic.
Block cracks occur when the asphalt’s binder cannot contract or expand to accommodate changes in temperature. This is especially common given Portland high summer heat.

The patching compound is then leveled, tamped, and sealed with a hot asphalt sealer—which helps to ensure the sealant bonds properly and the joint is secure.
